Who responsible maintain our garden?

I ask the committee and they say not their responsible to take care.  Developer only hand over housing area not the garden.  This pond is getting worst.  If nobody care the smell will come soon.  Water will flow into garden because the water flowing to outside main drain stuck with mud and rubbish.  Grass also not cut and some equipment also broken.

Committee please help get right party to responsible.

Dear resident,

Due to numerous attempted and successful house break-ins in the past 4 months, the following actions have been taken by the resident committee to improve security.

1) Barb Wire:
The installation of barb wire is almost complete. We managed to get the developer to sponsor the materials but the workmanship cost is from the collection of our maintenance fee.

2) Additional security guards:
We have employed 2 more security guards for the night shift. As such, total night shift guards is now 4. These 2 additional guards will start work from 11pm – 7am. All the house break-ins happened during the night especially from 3am – 5am, therefore we need more guards to improve security during this period. Cost for these 2 additional guards is from our maintenance fee.

3) Improve security in risky areas:
There are 2 risky areas:-
(i) Near the TNB sub-station:
One guard is station around the TNB and playground entrance from 11pm – 7am every night. This will ensure he can see the backlane of 1/5 facing the Silk highway, backlane of 1/3 facing the playground and also the playground.

ii) Bungalow:
We have one guard stationed in the middle of the bungalow area facing the Silk highway from 11pm – 7am. This ensure he see the backlane of 1/5 and all other bungalows next to the highway.

4) Patrolling BSL1 by police
The committee had written to the Kajang district police chief requesting frequent police patrol in BSL1. This is like putting a “police letter-box” with a log book for the police to mark their attendance. We are hoping to get a firmed “yes” to our request but we managed to speak to the Sg. Long police chief personally and he assured to provide us full coorporation and speedy response to our calls.

5) Light-up dark areas:
The committee had written to the authority via the developer to install 6 additional street lights around BSL1. Work is in progress. One of the dark areas is the TNB sub-station and the empty space next to it. We also planned to install spotlights once we have the street light are in place. The spotlight will point to the backlane of 1/5 and 1/3 which are all facing the highway and playground area. The night shift guard can see more clearly with the spotlight.

6) Car stickers:
New stickers is currently being distributed to all residents. This will tighten overall security by ensuring only vehicle registered with the committee are allow into BSL1. People in vehicles without stickers are assumed to be outsiders and need to register their identity with the guards.

7) House-rules:
BSL1 house-rules are also currently being distributed to all residents. It consist of basic and practical rules to ensure everyone in BSL1 can continue to live in a harmonious, secure and clean environment. Achieving this require the coorporation of all residents and their commitment to follow the rules.

8) Falling off trees and bushes:
The empty area between backlane of 1/5 and the Silk highway is always an area of great concern. The committee has so far cleared bushes and falling trees so that there is no place to hide for the thiefs.

9) Patrolling by resident:
We have formed groups on a voluntary basis comprising resident and committee to patrol BSL1 as and when required. So far we have patrolled 3-4 times targetting at risky areas, risky times (3am-5am), etc.

Announcement: 2010 maintenance fee collection

Dear Residents,

1)  We are pleased to announce the commencement of the 2010 maintenance fee collection period as follows:

Start date: 21 December 2009
End date: 21 March 2010

Payment should be in cheque.  Cheque must be made payable to PERSATUAN PENDUDUK BUKIT SUNGAI LONG 1.
The amount is for the period from 22 March 2010 – 21 March 2011.  As agreed during the resident meeting on 24 Oct 09, the amount is based on the type of your property as stated below:-

Double Storey Terrace: RM 1200
Double Storey Semi-D: RM 1440
Double Storey Bungalow: RM 2280

There are 2 ways of making payment.
i.)  KiHuat office. Only cheque is acceptable and official receipt will be issued to you upon payment.

ii.) Put your cheque into an envelope. NO CASH please. Write your name, telephone number and address at the back of the cheque.  Put the envelope into the letter-box at the guard house.  An official receipt will be issued to you within 2-weeks.

A stainless steel letter-box will be ready within a month. While waiting for that a plastic red letter-box will used temporarily.

2)  The committee had divided our responsibilities to ensure we can make decision and respond quickly to any matters and complaint. Other members not mention below also play an important role of supporting all activities of the committee.

Announcement: Resident Meeting 24 Oct 09 outcome

Dear resident,

We had a very successful resident meeting last Saturday, 24 Oct 2009.  There was a large turnout and all items in the agenda were discussed and arrived with a decision.  KiHuat was represented by Mr. Dennis and Mr. Mok.  Also attended the meeting was Mr. Subramaniam, the Operations Manager of the security firm providing the guards in BSL1.  The meeting started at 3:30PM and ended at 5.00PM.

There are 7 new committee members elected.  They are:-

2.)  Maintenance Contract:
The existing contract will expire in March 2010.  The committee will discuss with relevant parties how to take this forward. 

3.)  Maintenance fee for 2010:
During the meeting residents were presented with 3 options:  RM20, RM30 or RM40 increase per month per house regardless of type of house.  The annual maintenance cost around RM156,000 (exclude any unexpected expenses) was discussed as well.  Everyone agreed to increase the current maintenance fee and 68% agreed to increase RM40.  The collection is a one-time lump sum total fee for the whole year of 2010.  We will inform you how to make payment in a separate circular. With this increment, here is the new fee from March 2010:-

Double Story Terrace:  RM100 per month
Double Storey Semi-D:  RM120 per month
Bungalow:  RM 190 per month
